What you would need in the bank to complete, depending on how you buy.
An estimate from typical costs, not a quote, an offer of finance or financial advice. Purchase tax is at the rates for an additional property where the postcode area is, as at October 2026; a lender may lend less than shown. Check the figures with your broker and solicitor before you commit.
A 2-bedroom maisonette of about 100m² in a gated, Grade II listed Victorian factory conversion on the edge of Clarendon Park and Knighton Fields, Leicester. No works needed: buy at £127,500 and resell. The sourcer values it at £170,000, about £10,000 under the latest sale in the building (£179,500, April 2026) and £20,000 under the flats there for sale now, for a projected profit of about £33,150 (24% ROI before the sourcer's fee). Private garden, an allocated underground parking space and high ceilings. Leasehold with 119 years left; service charge £2,340 a year, ground rent £383 a year. The seller is buying a new build, and the sourcer says this purchase qualifies for a full stamp duty exemption (HMRC manual SDLTM21030). There is a £5,000 agent's buyer fee and you cover the seller's legal fees (about £1,250); both are in the figures. Completion has to line up with the seller's onward purchase, expected before the end of the year. Sourcing fee: £4,000 + VAT.
